Well, it was an ancient grand hotel and it will be in the future. After renovation in 2022 the rooms are very modern from their interior perspectives and the place is directly located at the waterfront.
To redesign the rest of the building infrastructure, the probably need a couple more months. Make sure to take you earplugs with you or choose this place in 2023 as earliest.
Starting than - I am absolutely sure that this will be a fantastic spot to stay in Brighton with every important sites in walking distance. I enjoyed staying there

We stayed in one of the refurbished rooms 507.
It was stunning ,attention detail was perfect. Huge bathroom with bath and shower. Loads of toiletries and fresh towels. The view is stunning.The bed very large and comfortable . We also had breakfast the next day which was lovely. I could not fault anything during our stay. High standards

Staff are brilliant and work with what they have.
But it certainly isn't worth the £150 a night.
Rooms have nothing in them. Not even a wardrobe to hang clothes.
The hotel is very worn and tired. I believe it is being refurbished but that should reflect in the price and told before booking.
Our room was freezing so staff brought us up a portable heater which helped a little.
We had no view what so ever apart from bird poo and an ally.
As stated staff are lovely and are working with what they have.and the breakfast was great with a variation to cater for all.
In general were very disappointed considering the price.

Just got bk from a 2 night stay here, had a nice time. There is work going on but hardly heard anything. My room was nice think it had been refurbished as carpet looked new and nicely decorated. breakfast was so nice, hotel is in a great location on the seafront short walk to the pier and beach. when had a slight problem with the TV reception was helpful and had someone up to my room to look at it within 5 min. Used the swimming pool and jacuzzi very relaxing, wished had time to have a beauty treatment but didn't get the chance maybe next time. had a wonderful time def come bk here again in the future

In its current state, this is not worth the money. We were given an upgrade to a big room, but still in the old wing, so this was a very dated room. The windows with frosted glass, so you could not look at the ugly piping on the backside of the building. Some guest had peeled back the film and tore it, so that was just ugly.
The room was spacious, but the carpet, wardrobe doors scratched and stained, run down. Sofa had huge bleach stain. Big hole in the ceiling.
The hallways were straight out of the Shining and you were waiting for the twins to appear any second. Dark doors, scratched, discoloured gave 1940s prison rather than Great Gatsby. Dirty, run down carpets lining the hallways, the door frames dented, varnish come off from countless suitcases slamming into it. The walls dirty and full of scratches and stains. This screamed halfway house. We were honestly shocked and felt somewhat unsafe.
The ac didn't work, so we were moved to the newly renovated part. Reception staff is just tired and unfriendly - I can imagine they deal with a lot of complaints.
The updated rooms are nice (to be fair, it looks like a Motel One room and not more), but the mirror in the bathroom was already busted because the faucet was build so close to it, if you open it all the way, it cracks the mirror. Although updated, the bathroom is still the old one, just with a new sink (bathtub shower). No fridge in the double sea view room either. AC is the same old one as in the old rooms of horror and barely does anything. We ended up getting an additional fan.
Breakfast is Hilton standard and we love that. Highlight was the little pancake machine that spits out perfect little pancakes. Breakfast staff also very friendly.
