I had been a tenant at the Premier Business Center - El Segundo office for nearly 10 years and recently moved out. I don't write many reviews but felt prospective tenants need to know what they are getting into. Before you sign a lease, print this review to take it with you to discuss and read the lease agreement fully.
Let me start by saying the people that work there are good people, my review is about the company Premier.
1) First, don't think you will be easily using the amazing conference room that overlooks LAX, which you are told you can simply reserve; this is not true, it is almost always booked. If you do get lucky and reserve the conference room, it will cost you $65 per hour; they may tell you it is included but verify this in your lease contract and also get it in writing that you CAN cancel reserved hours at anytime. They have a new rule that you must provide a 24 hour advance notice to cancel or will charge you per hour booked. This penalty is too harsh for the tenants that don't abuse the reservation of conference rooms.
2) Second, if your business income relies on dependable phone / internet service, look elsewhere - the phones are old (ask them how old and they really don't know) and have failed at times several DAYS a month (one time when the phones failed - my clients heard "all circuits are busy" message for 5 consecutive business days); the internet is equally unreliable! When the phone and/or internet fail there is no urgency by Premier to get them up and working, they just blame it on the building and it is like they just don't care and really they don't have to reminding you your lease contract releases them from this responsibility.
3) The above frustrations along with the unbelievably large yearly rent increases make Premier a bad choice for a long term business lease. Finally, when you do leave they withhold from your security deposit a $200 mandatory cleaning fee (again stated in the lease), and also a mandatory $200 mail forwarding fee for the first 30 days they allow you to pick up your mail After, they return your mail to sender as this is not a first class posting location so you cannot forward your mail automatically via USPS.
I regret not moving out sooner as there are so many better office space solutions in El Segundo than Premier.
